OTTAWA — Ottawa Community Housing (OCH) has announced Beaudoin Canada has been awarded the construction contract for Shearwater Court, an affordable housing expansion in Ottawa’s south end, near Uplands Drive.

The project will see the addition of a six-storey building that will introduce 45 new one-, two-, and three-bedroom homes, states a release.

This expansion will create more affordable housing options for individuals and families, contributing to Ottawa’s efforts to increase access to quality, energy-efficient homes.

According to OCH, Shearwater Court is a 74-townhouse community that was constructed in 1982.

The block of nine townhomes located at 1 Finch Private (known as Shearwater Court) is at the end of its life cycle, the organization reports, necessitating the need to demolish them and build the new project.

Designed to meet Passive House standards, the new building will be all-electric, reducing greenhouse gas emissions and energy use through energy-efficient lighting, appliances and solar power.

“This redevelopment benefits the community by providing nine fully renewed homes while providing an increase in density of 36 additional homes,” OCH states.

It will also feature a high-performance envelope.

“The revitalization of Shearwater Court provides us with a unique opportunity to add 45 new affordable homes in Ottawa,” said Stéphane Giguère, CEO of OCH in a statement.

“By partnering with Beaudoin Construction, we are transforming this community with modern, energy-efficient housing that supports affordability and sustainability. This development is a key step in our commitment to reduce homelessness and increase opportunities for affordable housing while contributing to the city’s ongoing growth and vitality. We look forward to working closely with Beaudoin Canada to deliver more homes.”

Completion is anticipated for spring 2027.
